Hut 8 signs $7 billion, 15-year Louisiana data center lease with Fluidstack backed by Google

Hut 8 is developing the River Bend campus in West Feliciana Parish, Louisiana, with 245 megawatts of initial IT capacity, and Entergy Louisiana is providing 330 megawatts of utility capacity. Fluidstack holds the 15-year lease, which carries a 3% annual rent escalator. Hut 8 values the agreement at $7 billion over its base term and projects $6.9 billion in cumulative net operating income. Anthropic is listed as a project partner but is not identified as the tenant. A company scenario says that if all initial capacity ran inference, the site could support about $1.3 billion in monthly Anthropic revenue, a figure separate from lease revenue. Hut 8's chief executive said the company is talking with infrastructure partners about speeding up builds. For founders, the terms show how compute is now priced: long leases, backing from a large cloud partner and utility timelines that set when capacity arrives. Payments under the local tax agreement are expected to begin July 1, 2027, so check the lease guarantees before you sign.
